Overview

The Villa has been fully renovated a very few years ago and it shows up modern, spacious and bright. It’s surrounded by a large planted garden and courtyard completely fenced and with a total size of 1000 square meters approximately) which isolate it from the surrounding buildings, giving a sense of privacy to guests despite being situated right in the center of Marciana Marina. The outside, provided with night lighting, is divided in several areas: a courtyard with gazebo equipped with chairs,
benches, table; another courtyard (accessible from the main kitchen) has an external shower (cold water only), a small water fountain, a barbecue grill, an outdoor dining table for 8/10 sittings and parasol; lastly a little tea table for 4 sittings and an hammock in the heart of the garden situated in front of the main entrance of the Villa.

Interior spaces are spread over three floors:
- The ground floor is a large open space subdivided in the following areas: the main entrance with external night lighting, two living rooms with 3 sofas, 2 armchairs, one desk, a tv-stereo area, and a fully furnished kitchen fitted with dishwasher, oven,
microwave, coffee machine… On the same floor there are separately also a double bedroom and a bathroom.
- Few steps up there’s the first floor, including two large double
bedrooms with a large bathroom.
- The second and last floor includes spacious double bedroom with a study corner, a bathroom and a little terrace with sea view.

Parking available for 3 cars within the villa’s courtyard, two of which are shaded. All inside spaces are provided with air-conditioning, while all bathrooms are furnished with shower and bidet.

Marciana Marina is one of the island jewels, hosting in summer many events by the main square and sea promenade, where there are also characteristic stalls of local handicraft every evening. Full of shops and excellent restaurants, it’s provided with all needed services. There are 3 beautiful equipped beaches, one sandy, one gravely and one stony,
all of them reachable on foot (2min the sandy one, 5min the other two). The town is reachable by ferry or hydrofoil from Piombino/Livorno to Portoferraio and then by car or with the bus island service from Portoferraio (20/30min), otherwise by a small airplane to Marina di Campo airport, far 5.5km by Marciana Marina (15min by car). It’s a
strategic location also in order to visit all the other medieval and suggestive locations like Poggio and Marciana Alta, 10min by car from the Villa but also reachable by trekking or mountain bike.
